Landis Homes – Learning & Wellness Center and Crossings Apartments
Lititz, PA
Constructed front and center on an existing campus, these senior living apartments and community center connect lifelong learning, holistic wellness and vibrant community.
Community Front Door for Lifelong Learning and Wellness
Located in the heart of campus and visible from the adjacent roadway, the new Learning and Wellness Center fills the need for a community front door. Designed to be a bustling center of activity where connections flourish, the main floor houses a bistro and lounge, art gallery, salon and spa, business center, bank, pharmacy, and auditorium to support the community’s Pathways Institute for Lifelong Learning® classes and other educational and entertainment programs. Spiritual wellness is encouraged in The Quiet Place, a series of small rooms for meditation. The new center also allowed for a consolidation of administrative offices into one central location.
Fitness Spaces
Fitness spaces are located on the ground floor with both internal access and a separate entrance for residents walking, biking or driving from other parts of campus. This area includes a four-lane lap and therapy pool and a spa pool with natural lighting, a state-of-the-art cardio and strength training room with equipment designed for an active aging population and a wellness studio to support group classes.
Crossings Apartments
The Crossings Apartments replaced older single homes with higher density housing that reflects current consumer demands. These new residences provide an indoor connection to community amenities and feature a mix of one bedroom plus den, two bedroom and two bedroom plus den apartments ranging from 1,253 to 1,569 square feet. Open floor plans, natural light and abundant storage were the priorities for these residences. Each apartment also includes one under-building covered parking space.
Community Connections
This project also includes an interior pedestrian bridge over the driveway to provide an interior connection to this campus hub. Residents, team members and visitors are able to walk under cover from the Health Care and Personal Care houses, through The Crossings and the Learning & Wellness Center, and all the way to the apartments on the west side of the community. President/CEO Larry Zook shared that bringing the different parts of campus together under one roof was something residents and team members have dreamed of for many years.

Lititz Elementary
Lititz, PA
Building a new elementary school on the existing 2.5 acre site in downtown Lititz required extensive coordination between the design team, school board officials, the district’s buildings and grounds committee, a site research committee and a public residents’ committee as well as a number of local authorities. The design for the new, three-story K-6 school preserves the historic downtown area while blending with the surrounding neighborhood residences. Despite the site constraints, the compact design solution achieves the district’s programming objectives with modern amenities and spacious facilities, incorporating flexible, multi-purpose areas to maximize available space.

Palmyra Area High School
Palmyra, PA
New additions include 15 classrooms, a gymnasium, weight room, library/media center, cafeteria and kitchen, administrative suite, district office, band and choral suite and technology education area. Renovations include locker areas, art classrooms and natatorium. The renovated building features a 25 by 92 foot skylight to bring daylight into the core of the existing 1960s school and a new, circular two-story lobby area with a bridge that links the new 9th grade classrooms to the existing building.

Warwick Middle School
Lititz, PA
This new 7th and 8th Grade Middle School was constructed around the gymnasium. The design layout was based on the school’s team concept educational program, organizing classrooms into three teams per grade. The design arranges each team in a “pod” of classrooms positioned around a shared learning commons space. Team pods are paired to share a common instruction area, science laboratory storage and bathrooms. The overall floor plan has been organized around a ‘T’ concept with the main gallery, where the students enter from the bus drop off, and the main corridor connecting all of the team pods.

Honors Hall, Lycoming College
Williamsport, PA
From Auto Parts Store to Restored 19th Century Landmark Building
This adaptive reuse project transformed a condemned building into a beautiful multi-use cultural resource. In addition to the main recital hall, the building also houses offices for the Honors Program, Campus Ministry and Community Services, a student lounge and a meditation chapel. Working entirely within the existing envelope, the refurbished building features extensive interior detailing and casework, with environmentally friendly cork flooring.
The 19th century landmark was originally built in 1884 as a meeting house for the growing city of Williamsport and most recently was being used as an auto parts store. Lycoming College originally purchased the property with the intention of making a parking lot. However, a financial gift to the college facilitated a new vision for the solid 19th century brick building.
Multi-Use Resource for the College and Surrounding Community
The dramatic transformation incorporates pieces of the college’s history including terra cotta medallions from a former campus art and music conservatory and a stained glass window rescued from another campus building. Flexible seating was utilized for the recital hall to accommodate a wide range of programming for up to 100 people on the first floor with an additional 20 seats in a balcony viewing area. The recital hall has become a vibrant, acoustically-friendly addition to the campus, well received by the Lycoming College music program and the surrounding community.

Coburg Village, the Lutheran Care Network
Rexford, NY
Master planning resulted in the expansion of this 55+ rental community including 78 one and two-bedroom apartments, ranging from 826 up to 1,179 square feet. The new apartments provide larger living spaces, introduce open kitchens with breakfast bars and offer screened-in porches and balconies. Expanded community areas include a new Parisian-style bistro offering tableside service and patio seating, a state-of-the-art fitness center, a large auditorium for musical performances, speaker presentations, parties and other functions. Also featured are a specially designed art studio and an expanded chapel to accommodate a variety of denominations.
