What is a University Retirement Community (URC)?

A University Retirement Community (URC), also sometimes called a University Based Retirement Community (UBRC), is a senior living community located on or near a college or university campus and intentionally affiliated with the institution. These communities are designed to support lifelong learning, intergenerational engagement, and shared use of campus resources while advancing the long-term goals of both partners.

Why are University Retirement Communities gaining momentum?

URCs are emerging as higher education institutions and senior living providers seek innovative strategies for long-term vitality. Universities are exploring new revenue sources and deeper community engagement, while senior living organizations are looking for meaningful differentiation in an increasingly competitive marketplace. URCs align these objectives through mutually beneficial partnerships.

What types of partnerships work best for URCs?

Successful URCs are built on clear alignment between institutional mission, financial goals, governance structures, and market realities. Partnership models vary, but the most effective arrangements establish shared expectations around branding, programming, campus access, and long-term growth.

What challenges should organizations consider when planning a URC?

Key considerations include:

  • Governance and operational alignment

  • Market demand and affordability

  • Campus proximity and connectivity

  • Phasing, financing, and long-term flexibility

  • Balancing institutional priorities with resident experience

Thoughtful planning early in the process is essential to creating a sustainable and successful URC.

Who should consider exploring a University Retirement Community?

URCs are well-suited for:

  • Colleges and universities seeking mission-aligned revenue opportunities

  • Senior living providers looking to differentiate in competitive markets

  • Institutions interested in lifelong learning, intergenerational connection, and community engagement
