Brookside & Vista Ridge Apartments

Designed to Maintain Affordability

This independent living apartment expansion at Givens Highland Farms, a Life Plan Community nestled at the base of the Western North Carolina mountains, replaced older apartment housing. The result is 99 thoughtfully designed contemporary senior living residences that maintain affordability.

To meet budget goals, the design employed efficient stacking strategies while preserving the community’s familiar North Carolina Craftsman aesthetic.

The design carefully organized modular unit plans, going beyond typical kitchen and bathroom blocks, to produce an entire kit of parts that was adaptable to a diverse mix of unit sizes and amenities that evolved throughout several project phases.  Careful alignments between structural framing, demising walls, and unit entries created economies for every discipline.

Constructed in phases, the Brookside North building introduced 30 new apartments along with shared common space amenities.

This was followed by Vista Ridge North & South Buildings adding 36 and 33 more apartments respectively. The open plan apartments range in size from 940 to 1,454 square feet.

Flexible, Open Common Spaces

Serve the Campus Throughout the Day

Anchoring the expanded apartments, the new Brookside Commons creates a central hub for campus life with a display kitchen and dining venues that flow together. The state-of-the-art, split-level commercial kitchen and dining options total 4,000 square feet.

Another key space is a subdividable 2,100 square foot multi-purpose room. Amenities on the lower level include a craft room, meeting rooms, classroom and greenhouse storage/work area.
